TLC Manufactured Home Finance Consultants ("TLC," "we," "us") is a manufactured-home finance advisory and consulting firm. We are not a lender, mortgage broker, or loan originator, and we do not make credit decisions or take loan applications. When you're ready, we share your information with a financing partner and a manufactured-home dealer partner who can help you. Financing is originated by American Portfolio Mortgage Corporation, NMLS #175656, on an Equal Housing Opportunity basis.

This policy applies to https://www.tlcmanufacturedhomefinanceconsultants.com and the request form on it. It does not cover the separate privacy practices of our partners; we encourage you to review their policies too.

Information you give us through the request form:

• Your name, email address, and phone number.
• The property ZIP code and state where you hope to place a home.
• Your land situation, whether the home is new or existing, your timeline, and how and when you prefer to be contacted.
• A self-reported description of your credit range, which you can decline to share.
• The consent choices you make on the form.

Information we collect automatically when you use the site:

• Device and usage data such as your IP address, browser type, pages viewed, and referring links.
• Cookies and similar technologies (see "Cookies, analytics, and advertising" below).

We treat the financial details you share — such as a self-reported credit range — as sensitive, and handle them consistent with applicable financial-privacy law, including the Gramm-Leach-Bliley Act (GLBA).

• To provide our guidance and to connect you with a financing partner and a dealer partner who can help with your request.
• To contact you about your request by phone, text, and email, using the contact choices you make.
• To operate, secure, and improve the site, and to understand how it is used.
• For advertising and measurement, where enabled (see below).
• To comply with law and to protect our rights, our visitors, and our partners.

We do not make any lending, approval, or eligibility decision, and nothing on this site is a credit decision or a promise of financing.

The core of our service is connecting you with people who can help, so when you submit the form we share your information with:

• Our financing partner — American Portfolio Mortgage Corporation, NMLS #175656 — so a licensed loan originator can follow up about financing.
• A manufactured-home dealer partner in or near your area, so they can follow up about homes.
• Service providers who run the site on our behalf (for example, Google Firebase for hosting and data storage), under agreements that limit their use of your information to those services.
• Advertising and analytics providers, where enabled, as described below.
• Others when required by law, to enforce our terms, or in connection with a business transfer.

We do not share your information so unrelated companies can market their own products to you. Sharing your information with a financing partner and a dealer partner to act on the request you submitted may be considered a "sale" or "sharing" under some state privacy laws; see "Your privacy choices and rights" below for how to opt out.

We use cookies, pixels, and similar technologies to run the site, remember your choices, measure how the site performs, and — where enabled — support advertising. This can include Google Analytics/Google Ads and the Meta (Facebook) pixel, which may set their own cookies and receive information about your visit.

You can manage cookies through your browser settings. Many browsers and extensions can send a Global Privacy Control (GPC) signal, which we treat as a request to opt out of the sale or sharing of your information where applicable. You can also opt out of interest-based advertising through the Digital Advertising Alliance (optout.aboutads.info) and the Network Advertising Initiative (optout.networkadvertising.org).

Depending on where you live, you may have the right to ask us to do the following with the personal information we hold about you:

• Know what we have collected, used, and shared, and get a copy of it.
• Correct information that is inaccurate.
• Delete information we hold about you.
• Opt out of the sale or sharing of your information and of targeted advertising.

To make a request, call us at (855) 502-7579 or email privacy@tlcmhfc.com. We will verify your request before acting on it, and you may use an authorized agent. We will not deny you service or treat you differently for exercising these rights. If we decline a request, you may appeal by contacting us at privacy@tlcmhfc.com; if you have concerns about our response, you may also contact your state attorney general.

If you are a California resident, you have the rights described above under the California Consumer Privacy Act (CCPA/CPRA), including the right to know the categories of personal information we have collected, the sources, the business purposes, and the categories of third parties we share it with, covering the prior 12 months. The categories we collect are identifiers, contact details, your property and home preferences, your self-reported credit range, and internet/device activity.

To exercise the right to opt out of the sale or sharing of your personal information, use the "Do Not Sell or Share My Personal Information" choice available through your request to privacy@tlcmhfc.com, or send a GPC signal from your browser. Personal information that is governed by the Gramm-Leach-Bliley Act may be handled under that law rather than the CCPA.

When you submit the form and provide consent, you authorize TLC, American Portfolio Mortgage Corporation (NMLS #175656), and a dealer partner to contact you about your request by phone, text, and email, including by automated means. Consent to marketing messages is not a condition of using our service. Message and data rates may apply.

You can opt out of texts at any time by replying STOP, and you can unsubscribe from marketing emails using the link in any such email. We honor opt-out requests promptly.

We keep your information for as long as needed to provide our service, follow up on your request, and meet our legal, tax, and recordkeeping obligations, after which we delete or de-identify it. Data is stored using Google Firebase.

We use reasonable administrative, technical, and physical safeguards designed to protect your information from unauthorized access, use, or disclosure. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Our site is intended for adults and is not directed to children under 13, and we do not knowingly collect personal information from children under 13.

We may update this policy from time to time. When we do, we will revise the "Last updated" date above, and significant changes will be reflected on this page.
